The Numbers

Taxes & Carrying Costs

South Carolina is friendly to primary residents and noticeably less so to second-home buyers. The assessment ratio is the single biggest line to understand.

State Income Tax
0% – 6.2%

Graduated; retirement income partially exempt

Primary Residence Property
4% assessment

Owner-occupied 4% ratio + school tax credit

Second Home / Rental
6% assessment

Meaningfully higher — plan for it

Sales Tax
9% (Charleston Co.)

6% state + local add-ons

Vehicle Property Tax
Annual

Billed by county at registration renewal

Homestead Exemption
Age 65+

First $50,000 of value exempt

Education

Schools

Attendance zones drive value here more than almost anything else. Confirm the zone for a specific address before you fall in love with a house — lines split streets.

Public

Charleston County School District

Magnet & charter options including Academic Magnet and School of the Arts — both nationally ranked.

Public

Berkeley County (Daniel Island)

Daniel Island School serves K–8 on the island; Philip Simmons High is newer and well-regarded.

Private

Independent Schools

Porter-Gaud, Ashley Hall, Bishop England, and Mason Prep are the most requested.

College

Higher Education

College of Charleston, MUSC, The Citadel, and Trident Tech.

A Note From Mary

I’ve helped dozens of families land here.

I moved to Daniel Island years ago and have walked this exact process with buyers coming from every corner of the country. Numbers and school ratings only tell part of the story — the rest is knowing which street floods, which commute is honest, and where you’ll actually feel at home. Send me your timeline and I’ll tell you where to start looking.
